On bank pricing of single-family residential home loans in Australia
This talk is based on a research that investigated the mortgage pricing practices of lenders in Australia over the September 2008-December 2017 period, in particular, whether the interest rates that Australian lenders were charging on single-family residential home loans over this period were in line with what perfect capital markets would have warranted. The results indicate that actual mortgage rates deviated significantly from efficient mortgage interest rates during this period. The deviations were larger than expected from the theory. These findings have serious implications for housing (un)affordability and mortgage borrowers in general.
Dr Piyush Tiwari is Professor of Property at University of Melbourne, Australia. He was Visiting Associate Dean and Director of School of Real Estate, RICS School of Built Environment, Noida, India. Prior to his current position he was Director – Policy at Infrastructure Development Finance Company (IDFC), India, where he was involved in contributing to policies for private financing of urban infrastructure in close cooperation with national and state governments. Earlier, he was Senior Lecturer (Property) at the Business School, University of Aberdeen, UK. He has held positions at the largest mortgage company, HDFC, India and the University of Tsukuba, Japan. He was also visiting professor at the Indian Business School, Hyderabad from 2006-08. His research interests include housing economics and commercial real estate investment. He is Member, Royal Institution of Chartered Surveyors (RICS) and Fellow, Applied Property Development Institute. He was a Member, International Property Measurement Standards Committee of International Property Measurement Standards Coalition and is currently Member, International Land Measurement Standards Committee of International Land Measurement Standards Coalition. His other professional engagements include Senior Advisor – Housing, ICRIER Delhi, Advisor – Child Wellbeing Index, World Vision India, Honorary Fellow – Australia India Institute, Research Affiliate – Global Research Unit, City University of Hong Kong, Director and Fellow, Asian Real Estate Society, Associate Editor, International Real Estate Review and Editorial Board, Property Management and Land.
