There is an inevitable disengagement between the housing market and the aging population. Housing affordability has become more challenging with dwelling values rising faster than household incomes. Despite the projected increase in Australian senior’s population from 3.7 to 8.7 Million by 2056, the reduction of home ownership on retirement age, inability to downsize, followed by the surge of mental health problems facing the aging demographics, there was minimum effort put forth by the Australian Government to bridge this fundamental crisis, leaving the action to the public sector with no innovation occurring.

This thesis will design a new housing typology for Collingwood: a medium density housing for senior population, aged 60-70 that compose of independent and semi assisted elderly with family, mainly young family and its other multigenerational users. The project would include multigenerational homes for family and elderly, senior friendly townhouse, and the Intergenerational facilities that would bridge the connections between the public and residential realm, generating high quality of life for everyone.
