Purpose-Built Student Accommodation Market Dynamics and Tenure Transitions: Evidence from Australia

Purpose-Built Student Accommodation (PBSA) is a property asset class that has gained prominence in recent years. As a consumer good, it is designed to establish a conducive atmosphere for the living and learning experiences of students pursuing an education and to contribute to student academic success. It is often a multi-functional space that serves as accommodation, an investment vehicle and a tool that can influence urban dynamics.

Extant research have focused on the role of student housing in general in the built environment and in everyday life, with the majority of studies exploring student experiences. One of the most ignored areas in studies pertaining to issues involving tertiary students and student accommodations is their preference towards accommodation and their tenure transition (housing pathways) during and after their period of academic study. It is against this backdrop that this study aims to fill this research gap and provide evidence in the case of Melbourne, Australia. Specifically, the study seeks to explore the dynamics of the PBSA market by investigating PBSA demand factors and tenure transitions from PBSA to the Private Rental Sector in Melbourne, Australia.
